Common Issues We Catch During Home Visits
Most problems don’t start big.
They start small, quiet, and easy to miss.
When a home sits empty, even for a short time, little changes can go unnoticed—and those are often the ones that lead to larger repairs later.
Some of the most common things we come across:
A slow leak under a sink or near an appliance
A thermostat that isn’t maintaining temperature
A tripped breaker affecting part of the home
A refrigerator or freezer not holding proper temperature
Early signs of pests or insect activity
Water where it shouldn’t be—around a water heater, boiler, or basement area
None of these are dramatic at first—but left unchecked, they can become much bigger issues.
Seasonal changes add another layer.
In colder months, we keep a close eye on heating systems, pipes, and temperature consistency.
In warmer months, it might be humidity, storms, or exterior changes that need attention.
Homes respond to the environment—even when no one is there.
It’s often the small details.
A light that’s out.
A door that isn’t fully latched.
A timer that didn’t reset after a power interruption.
Individually, these seem minor. But together, they tell you how a home is functioning—or not.
Why regular checks make a difference
When visits are consistent, it’s easier to notice when something changes.
That’s really what this is about—
not just checking a home, but knowing what’s normal so anything outside of that stands out quickly.
